Step By Step Property Condition Checklist

  • Does the front door need fresh paint or hardware? 
  • Is the roof in good condition? 
  • Does the exterior need a power wash?
  • Is the landscaping in need of mulch and trimming?
  • SMELL. Walk in and take a whiff. Determine culprits. Carpets? Drapes? Animals?
  • TOUCH. Are furnishings in disrepair?
  • SEE. Are light fixtures and hardware outdated? Are colors dark and dingy?
  • WALK THE HOUSE, MOVE THROUGH THE SPACE
    • Is furniture very large and blocking space? Remove any barriers, and rearranging placement is also very important, it will dictate how people move through the space (Do not block a hallway and make it hard to get through, if a couch is blocking the view, move it- the same thing for patios
    • What are the best parts of the home?
    • Is the house CLEAN?
    • How lit are the rooms? Add LEDs!
  • When was the last time you painted? (If more than 5 years ago, need to repaint) 
  • Do you need this collection (of teapots, knickknacks, bowling balls, etc)? 
  • Are there repairs that we can tackle in advance of inspection?
