The Two Davies Behind One Median: What Your Money Actually Buys West and East in Mid-2026

Open two browser tabs. In the first, a four-bedroom on a half-acre inside a guard-gated pod off Nob Hill Road, built in 2024, HOA-managed, priced at the town median. In the second, a 1980s ranch on 2.3 acres of A-1 agricultural land west of Flamingo Road, horses permitted, no HOA, priced within a few thousand dollars of the same figure. Both listings sit under the "Davie, FL" search filter. Both contribute to the same headline number. Neither is comparable to the other in any way that matters to a buyer writing an offer this summer.

Davie's ~$520,000 median is one of the least useful data points in Broward County real estate. It is the arithmetic average of two structurally different markets that happen to share a zip code prefix and a town council. Read as a single market, it will lead you to the wrong offer on the wrong property. Read as two markets, it becomes a decision framework.

The number that does not describe a market

The portals do not agree on where Davie is right now, and the disagreement is the point.

Between February and May, the composite median slipped roughly 4% and time-to-contract stretched by nearly a month. Statewide, Florida single-family homes went under contract in a median of 44 days in April 2026, and closed sales had risen year-over-year for eight straight months, per Florida Realtors Chief Economist Brad O'Connor. Davie is running more than double the state median for time on market. Realtor.com had already labeled the town a buyer's market in February.

That gap between a healthy state and a slow town does not spread evenly across the map. It concentrates.

West of Flamingo: a market priced on scarcity, not square footage

Western Davie is legally different from the rest of the town. The United Ranches Overlay District, a roughly rectangular area bounded by Stirling Road, Griffin Road, Flamingo Road, and Nob Hill Road, preserves the Broward County zoning classifications, rules, and regulations that applied to the area as of September 14, 2006, except where the Town has since amended them. Practically, that means any future rezoning or subdivision inside the overlay runs through a stricter procedural gauntlet than a standard Davie parcel, with supermajority approvals and public notification requirements attached to changes that would otherwise be routine.

Layer on the base zoning: A-1 Agricultural, RR Rural Ranches, and R-1 Estate Dwelling permit one principal dwelling per acre with horses, accessory structures, and limited agricultural uses. Together, the overlay and the base zoning function as a supply cap. Nobody is chopping a five-acre parcel into ten half-acre lots this cycle. The inventory that exists is the inventory that will exist.

That scarcity is the pricing engine. It also explains a friction that catches out-of-town buyers repeatedly:

Appraisers and serious buyers focus on usable acres, not only gross acres. Wetlands, canals, irregular shapes, easements, and setbacks reduce what is actually workable for horses, arena pads, a homesite, or a septic field.

A 3.0-acre listing off Orange Drive can appraise like a 1.6-acre parcel once you subtract the drainage easement, the wetland buffer along the canal, and the setback envelope. The seller priced on the deed. The appraiser prices on the survey. That gap is where deals fall apart during inspection contingency, and it is the single most predictable friction point in this half of the town.

Parcels on higher ground around Pine Island Ridge and near Tree Tops Park carry pricing premiums that never show up in a median because flood exposure and insurance carry are baked into the offer before anyone signs. Trail access to Bergeron Rodeo Grounds is a comp-level line item on the west side, not a lifestyle bullet.

East of University: a market priced on carry cost, not sticker

Cross to the east side and the mechanism inverts. Standardized product replaces scarcity, and the price that matters is not the one on the listing sheet.

Recent-vintage gated communities like Estates by Turnberry, Marigold by Pulte, Mystique Estates by Toll Brothers, and the older-benchmark Long Lake Ranches sell in tight bands because they were built in tight bands. Four floor plans, three elevations, one HOA. Comparability is high, which is why financing is easier and why softening cycles show up here first as days-on-market drift rather than list-price cuts.

The number you actually pay is not the list price. It is the list price plus:

  • Ad valorem taxes, which for a home assessed at $500,000 with homestead exemption run roughly $7,500 to $9,000 annually in Davie
  • CDD fees in newer communities, typically $2,000 to $4,000 per year, layered on top of taxes and separately billed
  • HOA dues and architectural-review compliance costs, which restrict the value-add moves an owner could otherwise make to a lot
  • Insurance, which increasingly prices wind and roof age independently of the community's marketing

None of that shows up in a median. All of it shows up on a monthly carry statement. When mortgage rates moved from Freddie Mac's 6.10% January average toward the 6.5% range by early summer, the carry math on the east side flexed more than the sticker did. That is why Movoto's May reading softened while inventory kept moving.

Meanwhile, the town's own footprint is changing east of Davie Road. Phase one of The District in Davie, the El-Ad National Properties development at 4803 South State Road 7, topped out on February 12, 2026. At full build-out it will comprise five residential towers and 1,292 rental residences. Saddlebridge Downtown Davie, a 286-unit workforce complex on Davie Road, is targeting Fall 2026 completion, and Prestige Davie Main Street broke ground at 4260 Davie Road in January 2026. None of this touches the western overlay. All of it changes the rental comp set and the traffic pattern for east-Davie buyers thinking about resale in five years.

What the softening actually means, split by side

A 109-day median across the composite hides two different stories.

On the east side, days-on-market drift is the honest signal. Sellers who priced against 2024 comps are watching qualified buyers walk past because the monthly carry on a $600,000 gated new-build with CDD, HOA, and a 6.5% rate no longer clears the same household income bar it did eighteen months ago. Price cuts of 3% to 5% are moving product. Concessions on rate buy-downs are moving it faster.

On the west side, the same 109-day median obscures a bifurcation. Clean parcels with clear usable-acre math, dry-side elevation, and dialed-in equine infrastructure are still trading close to ask because the supply cap is real. The listings dragging the median are the ones with unresolved survey questions, wetland encroachments, septic capacity limits, or overlay-restricted improvement plans. Those are not slow because Davie is slow. They are slow because they are unfinanceable in their current form and the buyer pool has thinned to cash.

A due-diligence checklist that changes depending on which Davie

If the property sits west of Flamingo

  • Pull the survey and overlay the FEMA flood map and the Town's wetlands mapping before writing the offer, not after
  • Confirm the parcel's zoning district against the Broward County Property Appraiser record; A-1, RR, and R-1 each carry different accessory-structure and animal-count rules
  • Verify septic capacity for the intended use, especially if adding a barn bathroom or converting an accessory structure
  • Read the United Ranches Overlay procedural rules if any part of the plan involves subdivision, rezoning, or a use not permitted by right
  • Price the trailer-access route and the emergency-service route; narrow gates and weight-limited approaches kill resale to the next equine buyer

If the property sits in an east-side gated community

  • Ask for the current CDD assessment and the amortization schedule; front-loaded bond payments materially change the twenty-year carry
  • Read the HOA reserve study before the escrow deposit, not after
  • Get a wind-mit inspection and an insurance quote in the same week as the offer; carry surprises here are almost always insurance, not taxes
  • Check for active planning applications along Davie Road, University Drive, and State Road 7 that could reshape drive times or view corridors before your five-year resale window closes
  • Look at rental comps once The District, Saddlebridge, and Prestige Davie Main Street deliver; the workforce and mid-rise pipeline shifts the buyer pool for entry-level east-Davie resales

The composite reads that way, and Realtor.com labeled it as such in February 2026. The more accurate answer is that east Davie is a buyer's market on carry math while west Davie is a segmented market where clean parcels still trade tightly and encumbered ones sit indefinitely.

Why do two Davie homes at the same price appraise so differently?

Does the United Ranches Overlay make it harder to renovate?
